Can I buy property in Italy if I am neither a citizen nor a resident?
Yes. You need be neither a citizen nor a resident. You do need an Italian tax code — which we can help you apply for — and, if you live outside the EU, the appointment of a fiscal representative.
What does buying cost, on top of the sale price?
Registration tax or VAT from 2% to 9% depending on the type of purchase; notary fees generally between € 1,500 and € 5,000; agency commission averaging 4% + VAT; plus any translation and legal costs.
Can I claim renovation tax relief as a non-resident?
Yes. The Bonus Ristrutturazioni and the Ecobonus can be claimed by non-residents too, provided the property is in Italy and payments are made through traceable channels with the correct reference.
How long does a purchase take?
From one to five months, depending on the property's paperwork, any mortgages or planning irregularities, and how quickly the buyer produces the documents required.
